Cubic Projects delivered a sixteen-floor speculative suite fit-out program at 201 Elizabeth Street, Sydney, one of the city's most active commercial addresses. Each floor was completed to a disciplined six-week construction cycle covering strip-out, services, partitioning, joinery, finishes, commissioning and handover a rolling program where efficiencies compounded floor by floor and forecast completion dates held from first suite to last.
The works were carried out inside a fully tenanted A-grade tower, which demanded a coordination standard built specifically for live environments. Trade sequencing was planned in fine detail and reviewed weekly. Noisy and high-impact activities were programmed out-of-hours. Loading dock and lift movements were booked daily with building management, and dust, noise and air-quality controls were established at every site boundary to protect adjoining tenancies.
Every floor was delivered on time and on budget, with no extensions of time sought and the cost plan held across the program. Full WHS compliance was maintained throughout, with site-specific SWMS, daily pre-starts and active supervision closing the project with an unblemished safety record.
